Covers Class 2, 3, and BC buildings, and residential works under the Home Building Act 1989 (costing over $5,000).
Design Practitioner: Creates regulated designs, develops a detailed scope of works, and ensures compliance with all design standards.
Building Practitioner: Performs the physical construction work based on the design and scope provided by the Design Practitioner, focusing on Class 2. 3. and 9c buildings, as well as residential projects over $5.000.
Regulated Design: Includes fire safety, waterproofing structural elements, and BCA-compliant building services.
Design Compliance Declaration: Confirms the design meets all BCA and regulatory standards.
Builder Obligations:
-Must be a registered bullding practitioner under the DBP Act
- Ensure all regulated designs are prepared by registered design practitioners
-Obtain design compliance declarations before starting work
- Complete construction strictly in accordance with the approved regulated designs.
Routine Maintenance: Regular upkeep or minor repairs that do not affect the building's safety, structural integrity, or compliance with the BCA
Cosmetic or Aesthetic Alterations: Changes that are purely decorative and do not involve regulated building elements or impact performance standards.
Non-Critical Modifications: Alterations to parts of a building that fall outside the scope of regulated designs, such as landscaping or non-structural enhancements.
Works Not Requiring a Regulated Design. Any work that does not mandate the involvement of a registered design practitioner, as it does not pertain to the critical components defined by the DBP Act
Works under $5000
Work Involves a Single Dwelling Including Waterproofing: Waterproofing work that is considered routine maintenance or purely cosmetic and does not form part of a regulated design intended to ensure building performance and safety-is excluded from DBP remedial works. Only waterproofing measures integral to critical building elements or mandated by a regulated design are covered. It is also excluded if it's done as part of internal alterations to a bathroom, kitchen, laundry, or toilet
Cavity Flashing- Cavity flashing is generally excluded from remedial works. It is typically considered a routine waterproofing measure and not a critical building element
Emergency Repairs can be made without prior approval to prevent further damage. This includes roof leaks, water ingress, electrical faults, structural damage, broken windows, plumbing issues, and waterproofing concerns. Significant repairs may require approval from local authorities or the principal certifier, and documentation of these repairs should be kept for safety and compliance purposes.

Sydney Remedial Trades [SRT] has received your quote request. We are currently assessing whether the proposed works fall under the Design and Building Practitioners (DBP) Act.
Please be advised that if the project falls under Design and Building Practitioners (DBP) Act. SRT will recommend engaging a design practitioner. If approved, an additional site inspection will be required at an extra cost from the engineer to the Owners Corporation
The scope of works and plans must be prepared by a registered design practitioner [eg, an architect or engineer).
The engineer has attended the site and provided Sydney Remedial Trades with a comprehensive scope of works and detailed recommendations.
The estimator will proceed to prepare a quote based on the scope of works and recommendations provided by the engineer. This quote will then be submitted to the strata for review and approval.
Subject to quote approval The Building Practitioner is required to adhere strictly to the approved regulated designs for the duration of the construction process.
Regular inspections by either the engineer or builder will ensure that construction adheres to the designs and compiles with the BCA.
Design Compliance Declaration (DCD) must be lodged to confirm that the regulated design complies with the BCA and other applicable laws.
The DCD must be submitted via the NSW Planning Portal before the construction begins.
Submission may be made by either the Engineer/Architect the Builder, or the Owners Corporation.
